3D Laser Scanning
Reality Capture

We capture existing conditions with survey-grade 3D laser scanners, producing high-density point clouds accurate to ±2mm. The foundation for BIM modeling, renovation planning, MEP coordination, and facility management.

Scan-to-BIM
BIM Modeling

FieldScan converts registered LiDAR point clouds into Revit BIM models at LOD 200, 300, or 400 — modeled to the specs your team actually builds with, delivered in 2–4 weeks for typical mid-rise commercial buildings.

Aerial

FAA Part 107 aerial operations for site mapping, roof and facade inspections, earthwork volumetrics, and construction progress documentation. Georeferenced orthomosaics and 3D terrain models — no scaffolding, lifts, or site disruption.

About

The right equipment.
The right methodology.

FieldScan is a spatial data and building documentation company based in San Diego County. We provide 3D laser scanning, scan-to-BIM modeling, land surveying, drone aerial services, and facility document digitization for the AEC industry across Southern California.

We invest in survey-grade instruments and software — not shortcuts. Our Leica RTC360 scanners, robotic total stations, and enterprise drone platforms deliver the accuracy your architects and engineers require. The same data, in the format your team already works with.

Process

Four steps. Clear timeline.

Some projects take a day. Others take months. Every one follows the same structured workflow — so you know exactly where things stand.

  1. 01

    Scope

We define deliverables, access logistics, file formats, and timeline together. You receive a written scope and quote — typically within 24 hours.

  2. 02

    Capture

Our field crew deploys with the right equipment for your project — laser scanners, total stations, drones, or a combination. We coordinate around tenants, occupants, and active operations.

  3. 03

    Process

Raw field data becomes registered point clouds, BIM models, survey plats, or organized document archives. Every deliverable passes internal quality review before delivery.

  4. 04

    Deliver

Final files delivered in your team's format — .rvt, .dwg, .rcp, .e57, PDF. Includes a walkthrough call to review deliverables. Revisions included.

FAQ

Common questions from project teams.

What's the typical turnaround for a scan-to-BIM project?
It depends on scope. A single-floor office might be captured in one day and modeled within a week. A multi-story commercial building with MEP documentation typically takes 2–4 weeks from field capture to final Revit delivery. We build your timeline during scoping — before you commit.
What LOD do you model to?
We deliver LOD 200 through LOD 400 depending on your project requirements. LOD 200 captures major building elements for early design. LOD 300 adds precise dimensions and MEP routing for coordination. LOD 400 includes fabrication-level detail. We recommend the right level during scoping based on how your team will use the model.
Can you scan occupied buildings without disrupting operations?
Yes — this is how most of our projects work. Laser scanning is non-contact and non-invasive. We coordinate access around tenant schedules, hotel guest areas, retail hours, and active construction. Most building occupants don't notice we're there.
What areas do you cover?
All of San Diego County — from Carlsbad and Oceanside through Downtown to Chula Vista and East County. We also serve Orange County, Inland Empire, and greater Southern California.
How accurate is 3D laser scanning?
Our Leica RTC360 scanners capture point clouds at ±2mm accuracy at 10 meters. After registration across multiple scan positions, overall project accuracy is typically within ±5mm — far beyond what manual measurements can achieve.
Do you handle the full workflow or just scanning?
Both. We can deliver raw scan data if your team handles modeling in-house. Or we handle the full pipeline — scanning, point cloud registration, BIM modeling, QA, and delivery in your format. Most clients choose the full workflow because it eliminates coordination between vendors.
What file formats do you deliver?
Revit (.rvt), AutoCAD (.dwg), registered point clouds (.rcp, .e57, .las), PDF plans and sections, and structured digital document archives. We deliver in whatever format your workflow requires — and can provide multiple formats per project.
